Compliance tool launched to help agents prepare for the Tenants’ Rights Act

A new compliance tracking tool has been launched to help agents monitor preparations for the Tenant Rights Act ahead of its introduction on 1 May.

Bilans Solutions has released Compliance Tracker, a dashboard designed for agencies using Repetit’s AgencyCloud system, offering a portfolio-wide view of compliance across managed properties.

The tool uses a red-amber-green system to highlight non-compliant properties and prioritize actions, allowing agents to identify risks in their portfolio without manual checks.

Compliance Tracker syncs with Repeat, automatically pulling certificate data including Gas Safety Records, Electrical Installation Condition Reports (EICRs), Energy Performance Certificates (EPCs) and HMO licenses. Assets approaching or exceeding the expiry date are flagged within the system.

The platform includes workflow support for Section 8 possession notices, covering all 13 grounds with guidance on notice periods, prerequisite checks and step-by-step procedures. It also includes a Section 13 rent increase tracker, including the ability to monitor tribunal challenges where tenants dispute a proposed increase.

In addition, agents can track compliance with the upcoming information sheet requirement until 31 May 2026, as well as have the ability to monitor which tenancies have been granted and manage bulk distributions across portfolios.

A spokesperson for Balance Solutions said: “One in three letting agents have taken no steps to prepare for the Tenants Rights Act, and most are still tracking compliance in spreadsheets or not tracking at all.

“The penalty structure is realistic – up to £7,000 per property for a first offence, £40,000 for repeat offences. Agents managing 50 to 500 properties need a single screen that tells them where the risks are.”
